At the end of jan we gave our landlord notice as he refused to move the collapsed asbestos shed in the back garden, we are only 2 weeks through our months notice and rent was due on Wednesday 13th Feb for the last 2 weeks.
As the phone line has been cut off the landlord decides to turn up rather than call us on our mobile, he than (his words not ours) assume we have left the property with half our posessions in it and changes the locks. We called the landlord last night thursday 14th to meet us at the house to pay the last 2 weeks rent and asked him as usual to meet us at the house as we were unable to do it over the weekend (when he usually collected the rent). He has changed the locks and refuses us entry (clearly doing it to keep our months deposit and £100 bond) We went to police who were no help other than calling him and agreeing we would meet him (police escorted) to collect just my purse and keys but not anything else Genuinely we have kept the house in top condition What now?

He has no right to. He is not the judge and jury-what he is doing is illegal. In fact, it is theft. You should go to the police and say what has happened. Don't stand for that. If you have done nothing wrong, report him. Personally, I'd kick his head in, but I'm not as clever as most people.
Please don't let him nick your stuff.

If I were you I would go back to the police and tell them he has acted illegaly and you want to press charges. CAB might do this for you.
Reply:He can't refuse you entry to collect your belongings and he can't keep the £100 bond either. You need to speak to a solicitor or the Citizens Advice Bureau to find out what to do.

Reply:Firstly, document all the goods that you have in the property, this will ensure that the landlord has a responsibility to "keep in good order", the belongings that he has confiscated.
Secondly, ensure that you have lodged with the authorities the fact that the landlord has denied you access to your property. You can do this by reporting it as a theft to your local police station. Make sure that you have a record of the complaint.
Thirdly, go to your local Citizen's Advice Bureau, seek their advice and their access to local law enforcement, gather as many useful numbers as they can provide.
Fourth, write to your landlord listing the goods he has confiscated and ask for their return and the return of your deposited monies, in a timely manner.
Explain that non return of these items may result in court proceedings, make sure that all interaction is polite, witnessed and recorded or copied.
If the landlord doesn't acknowledge or return your goods you will have to issue proceedings including the costs of being forced to do so.

Reply:If you have a lease with the landlord and have not broken it in any way, you can bring him to civil court to get you things back. You need to enter into talks with him to ensure that nothing will happen to your property until a decision has been made. And i hope you did not give him the last two weeks rent.

Reply:it still comes down to the lease agreement.you dont pay he has every right to change locks and take your things.All you can do is try to plead your case in small claims court and hope he makes a deal, You did have a contract but was in his favor,

Reply:personnaly if the police dont help, then I would break in and collect my belongings! I know its the wrong way to do it but if you have tried everything else then what option do you have? Local newspapers would like that story and usually the threat of you exposing his dodgy dealings will make him back down!

Reply:Well, for a start, if that collapsed asbestos shed is still there - call Health and Safety Inspectorate and get them to come and look at it. It shouldn't still be there and should be removed by a specialist. So, in other words, if he wants to be nasty with you - play the b***ard at his own game!
I am a landlord myself and it drives me nutty that we're all tarred with the same brush when there are morons like this around.
Speak with Citizens Advice Bureau also because he has to come to some arrangement about you paying what you owe, him releasing your belongings, and you getting your deposit back. It can't be allowed to go on forever and he has to be seen to be at least meeting you half way. Good luck with this.
